@algregg@MartinSLewis@GMB BoE base rate was last at 15% in Nov 81, at a time when the avg house price was £21,425 vs an avg wage of £6,474 (i.e. 3.31 times salary). 2023 avg wage is £33,176 vs an avg house price of £285,000 (i.e. 8.60 times salary). In such circumstances, rate hikes have a bigger impact.

@Portal_Queen@krug79 Rule could be clearer, but have always considered this to be interest at x% on post-expiry costs for the period post expiry. A brief review of Telefonica v OC (2020) CA, para 3 and Pepperall J in Essex v UBB (2020) para 52 suggests the same. OMV (2017) also provides some guidance
