Story of effective sales of retail properties at a land listing not being offered for sale:
Merchant Place, Richmond KY, is a Kohls anchored retail land development site, located off the bypass there in high residential and commercial density area
Approx 6 acres of out parcels were available for ground lease/BTS only, fronting the bypass, with an 8 acre co-anchor site next to Kohls available for sale @ $300K/acre
While owners did not prefer to sell the out parcels, they were open to offers based on the pricing guidance of the ground lease offering ($75K/acre/year)
Effective way to feel out the market, not commit to a price/value, weed out undesirable buyers/users, but remain open via my correspondence with interested parties to entertain various proposals
