The IHRA definition says that holding Jews collectively responsible for Israel's actions can be antisemitic. That's not what this post does. It argues that the political movement to cut off aid to the world's only Jewish state is evidence of an antisemitism problem. You can disagree with that conclusion, but claiming that the IHRA definition makes the argument itself antisemitic is simply a misreading of IHRA.
That's not my experience. I have lived in rentals, and while the maintenance was not on the level of co-ops, they maintained the buildings quite well. That said, I never lived in a tent stabilized apartment.
Yes, they are motivated by profit, and good landlords know that there is a high return on investment in maintenance and services, especially in market rate buildings.

It's not theoretical. If there's was no recent sale to establish a market price it is assessed by the municipality.
It is unrealized, and you will pay a capital gain when your well if your profit is more than $250K for a single and $500K for a couple. That's separate from paying for all the services you use and pay for with property taxes.

You are not paying a tax on unrealized gains. You're paying from police, fire, garbage removal, public schools, and on and on.
A tax on capital gain is no different than a tax on income. You simply pay the tax in the government does what it wants with it. It's not for any specific purpose like property taxes.
