In other countries, you have walkable suburbs with cafes, restaurants & grocery stores every few blocks
You don't have this in America because of the distinction between commercial & residential zoning
Suburbs CAN be walkable!

CRE investments don’t “just always go up” in price or value.
Tenant(s) could blow out. Lose cash flow. Re-tenanting costs too.
Deferred maintenance issues. Things break down. Big ticket item.
Affects not just in-place value, but also exit value.
Typical small town bureaucracy... and local politicians act in wonder why?? #FortLauderdale has a long history of poor planning and execution. Cannot even get the parks projects on-track, let alone anything of scale..
