@LukeGromen @petz_a Step-up in cost basis also a factor. Boomers hoping to avoid cap gains on real estate when it goes to the kids. My hunch is that selling now, paying the cap gains taxes, and building a 70/20/10 nest egg to pass down in BTC/MSTR/MSTY will set up the kids for an amazing future.

@BritishHodl I have been exploring all sorts of ways to increase cash flows, including conversion of residential to care home, But, so much red tape, risk, staffing and additional capital investments converting to an assisted living facility.

@BritishHodl This kept me up last night. Even after accounting for rate differences due to property class (investment , multi-family, etc), MSTY crushed my current and projected rental cash flows. Even if I give up 3% mortgage for 7%+ on refi.

@HMichaelDunham @BritishHodl Depends on a couple of things. What’s your level of conviction that MSTY will continue throwing 5% monthly dividends? What is your ability to make the mortgage payment of MSTY does not perform? You could reduce your exposure by going lighter on the LTV.
