I agree with most of what you just said. However that's a very "macro" answer to what is a "micro" issue. Simply offering one additional mortgage finance option to potential home buyers. I've worked in mortgage finance since 2005. This isn't like the payment option ARM (neg am) products of the past. Those were inherently dangerous and reckless. This would just add another addordability option that doesn't currently exist.

Of course, the disclosure process should be robust so that borrowers know exactly what kind of loan they are getting. But let them make the choice. Perhaps you could require some sore of borrower education course before they would be eligible for this produce, similar to current first-time homebuyer courses.

None of this would have mattered 4 or five years ago when rates were 2%-3%. But in today's rate environment with affordability being the greatest barrier to home ownership, this just makes sense to me.
