Just have to have the start up capital. 250k would afford me to retire the next day, It would still require a bit of sweat equity. Then you just build from there the profits from rent on the properties owned would then allow me to easily get a loan
@battousai1130 @AumSellsHomes @thetradingninja Also helps that I'm capable of doing most work myself. Here's a pic of my current bathroom remodel. Cost me 1300, 2 weeks of 40 hour job then coming home to work on it, will add about 4k to the value of the home.
@battousai1130 @AumSellsHomes @thetradingninja For the next unit and use the profits for a quick reno, rent it out, go back to the bank for another loan which would be approved due to equity in other units rinse and repeat. Already on the path with current house I'm living in. Just saying 250k would rocket me 3 years ahead.
@AumSellsHomes @thetradingninja Once I have about 5-6 units, which 250k would easily allow me, plus some reno. Then I just start leveraging my rental units to acquire more. I'm already on this path with our current home (duplex in a neighborhood of duplexes, one side sells as an individual)
@AumSellsHomes @thetradingninja Where I live the rental market is crazy. Even with the inflated house prices I could make significant money from rent on whatever mortgage I take out. 250k would allow me enough capital to slowly start acquiring units around me with the needed 20% down on investment properties.
