Pro sales tip:

If they don’t pick up, hang up and dial right back.

A lot of people silence the first call out of habit.

Team sport, but executing individual assignment for your brother next to you. Same in the Army during combat, same on the football field. Love this.

There’s not a better sounds than…

Your son yelling at you to wait because he thinks you’re leaving without giving him a hug good-bye.

(Listen until the end)

Basis matters, but timing matters more. I hear owners say, “This felt really good buying at $178k/door when deals were trading $200-220k/door.”

Good day back at the home field.

A case for Class C in a rising rate environment.

@andreamacdcpa I also caught some of the misinformation I provided, so a helpful exercise nonetheless.

My 2025 tax returns were more complex than they have been in years prior: buying and selling real estate, 32 K-1s, selling our company, etc.

I connected Claude to my DropBox and had it analyze my tax returns for errors and potential savings.

I’m pleased to report it helped put A LOT of $ back in my pocket.

I highly recommend.

@andreamacdcpa He included NIIT. Rental as passive in one place and active in another.

[Mark Allen @MarkAllenMulti]

@andreamacdcpa NIIT on a company sale was the largest one. One that worked against me was treating a vacation rental as active when it should be passive because I don’t materially participate.

[Mark Allen @MarkAllenMulti]

@schanbaum Ya, and other than a few minor details, I think it’s good replica.

[Mark Allen @MarkAllenMulti]

I made this AI video in 10 min from my phone on Claude.

I thought it was pretty close to looking real. My voice quality isn’t great since I used the recording function from my phone.

Much cheaper than hiring a videographer, but I still think some would find AI videos cheesy.

[Mark Allen @MarkAllenMulti]

@RHMultifamily Totally agree. I guess it’s just time and money saved, but is it at the benefit of credibility and authenticity.

@kylematthewsceo What’s the point? Most brokers would make terrible leaders/managers. Many CEOs were not sales executives at top companies. Actually a good question for @Grok: Of current Fortune 100 CEOs, how many CEOs did not rise the ladder as sales executives. Who are some of the notables?

[Mark Allen @MarkAllenMulti]

@kylematthewsceo Calling for me is a high

Todd, the Managing Director of Multifamily for our region at Colliers, went to speak at @CREanalyst1 Fast Track this week.

What seemed to be a college student asked him, “At what point in your career does outbound prospecting completely turn inbound?”

Todd said, “What’s your name?”

Kid said, “Bryson.”

“Bryson… You’re fired.”

Todd continued, “Brokerage is a non-stop grind. The outbound prospecting never stops. Our top producer couldn’t even stop prospecting and still survive in this market.”

He's right. The referrals and inbound calls get better the longer you do this, but they never replace the dial. The guys who wait for the phone to ring are the ones who end up wondering where their pipeline went.

I’ve made 150-200 calls per week this year. My team does too. If you're early in this business and waiting for the day it flips, stop waiting and fall in love with the outreach.

There’s about 100 multifamily focused brokers in Dallas.

20 of them produce and close over 5 sales per year and total about 80% of the market.

Dallas has averaged about 200 sales per year the last 3 years. The other 85 brokers are sharing 40 sales, about 0.5 deals per year.

It’s a tough time to be a broker! When I started, a mentor told me to work hard, live frugal and save for the inevitable downturn. Staying power is key through a downturn.

Just signed a new REO listing and pressing the team to get it out on the market.

Mentality: There are buyers who need a year-end deal and we must help them.

I get lunch twice a year with an operator with over 6k units in Dallas; primarily consisting of 80s vintage.

Last summer: portfolio revenue was down 5% YoY

This summer: positive lease trade-outs at many properties.

I’ve heard several anecdotes like this over the last two months.

The Dallas rental market is starting to turn in certain neighborhoods.
