@realEstateTrent Sales guys are the worst at keeping records. Once they close, they want their check and move onto the next lead. Legal (or finance) faces the consequences of poor record keeping without the benefit of the commission on the next sale.

I don't think many real estate operators understand they can outsource their financial reporting, accounts payables and accounts receivables.
There are great teams with CPAs at reputable firms that can implement and oversee these functions, setting up superior systems that are much more secure, with better checks and balances.
Instead they do it in-house, with archaic systems and processes, for a lot more money.
The fractional CFO / Accounting business is booming, and most don't even know it exists.
@sweatystartup This one hits home. I decided to go all in with a similar hand. The energy required to launch a business and raise two kids is very different from clocking in at a cozy position. No regrets, but it aint for the faint of heart. Should have started in my 20s.
