@AYDGENIUS@EODHappyCaptain The book from the photo proposes a list of things that draw from & replenish the well. Things that draw from the well: isolation, fatigue, sleep loss, uncertainty, weather. Factors that replenish: comradeship, cohesion, training, leadership ….and if you can get it, rest & reset
@EODHappyCaptain The pendulum has swung too far. Any service member who wants it can get it. Now you have guys with non-combat back pain and trouble sleeping getting more than a guy who lost a leg to an IED.
@NickMaccini@REExchangor We’ve had Section 8 tenants go from $100/month to $1,600/month on income readjustment. And we’ve had Section 8 tenants die while the family hides the death for many months….guess what Housing does once they find out they’ve been funding a dead tenant?
@CaseyMericle Casey this is how I am when I message listings for fixers on FB marketplace. I do my best old man impression and mutter about unresponsive sellers.
@DowdEdward The liquidity in 3-month T-Bills = optionality. And there is value there. But high yield doesn't always mean higher risk in private lending...sometimes it just means low liquidity.
@andyantiles_ Yes, buy an option on it with a master lease. Make one unit vacant with cash-for-keys. Fix up that vacant unit. Market it on the MLS for an owner-occ house-hacker using an FHA mortgage. That buyer will pay a premium. Protect your option with pre-signed docs held in escrow.
@shawngorham@JimKittridge They know it’s coming. You can almost imagine them plotting how to make leaving as miserable as possible for their customers. If Intuit offered a cell phone service they’d make it so you couldn’t transfer your contacts.
Love this idea. It’s best to offer the deep discount on a non-primary service. Not your money-maker. Otherwise customers become conditioned to wait for the coupon. Jiffy Lube doesn’t make money on oil changes, they make it on repairs. HVAC doesn’t make money on tune-ups, they make it on new systems and service calls. They send coupons for oil changes and tune-ups to get you in the door.
@umaair1@hridoyreh Outsource the business card distribution. Give a stack to some UberEats drivers in the target market. Compensate the drivers with cash or services (based on results i.e. the metrics from the campaign)
