Believe it or not, September through mid-December is a fantastic window to list and sell in the Hamptons.
My 3 reasons why:
1. Buyers still carry that summer energy, but by fall they’re more serious and focused.
2. The Hamptons are still green and beautiful. Homes photograph well. List and shoot now instead of waiting for the spring market and shooting in March, when everything still looks dead.
3. The Hamptons have become more of a year-round country escape. Fall stays extremely active, and it still feels like Hamptons summer light.

One thing I am seeing in September which was also strong during the summer
Fewer houses are trading, but the ones that are selling are still expensive.
• Q2 sales dropped more than 20%
• Average sale climbed to $3.84M
• Median hit $2.5M
That is not a soft market. That is a scarce one.
For Buyers: the public listings are only part of the story
For Sellers: today’s comps matter more than last year’s ask
For Renters - Fall is the first real opening of the year

Sellers: get on the market quickly and at the best possible price. If you are already on the market, adjust now.
Inventory is creeping up. We just crossed 1,400 active listings and the absorption rate is not there right now, even with a strong market.
Buyers are plentiful. The market is being driven from the top. 10 of the 29 contracts signed last week were over $5,000,000.
Buyers: I would bet some of these sellers are more negotiable than you think. This is always a good time of year to go after a house with winter on the horizon. You can take advantage of certain sellers. Not all of them

I agree with you, but did you support him like this on LIV? The hypocritical posts from the PGA loyalists about Brooks and Patrick Reed are comical. I advocated strongly on this platform for both of them to be on last year's Ryder Cup team instead of the Korn Ferry/PGA Tour group we had. And everyone was sending me nasty messages saying I was crazy. Now that they've made the switch, they're treated like the second coming. I love them both and would have supported them on any tour at any time. It was simply that they are very good at what they do and can still do it. But I find it funny to see the PGA loyalists now praising both of their returns.
