I recently had someone pay me $60,000 to consult them on exactly how to rebuild their real estate business.
The whole goal was to find more off-market deals to flip or develop, build a lean team, and raise profit margin.
Here's exactly what I had them do over 4 months:
#1: Get in Front of Sellers That Actually Want to Sell
He was spending $20,000+ / month on marketing between direct mail, PPC, and PPL. All for about a 3x ROAS (return on ad spend).
I wanted him at a 5x+ ROAS. Here's how we did that:
-- Pull hot records from the county daily (Code violations, fire damage, obituaries, evictions, & more) -- & having his best sales call, call these, not a cold caller.
-- Spend $7,500 / month into cold calling (200+ leads/month) to keep his sales team busy & training.
-- Spend $7,500 on PPC, but have him handle those calls himself until he's at a 5x+ ROAS.
-- Spend $5,000 / month on super-targeted direct mail.
I then worked with him to refine his funnel, credibility, Google Reviews, SEO presence, social profiles, & more.
He was now getting about 250 leads per month, or essentially 10 leads per business day, which is the sweet spot.
#2: Simplify Systems
He was using 3 project management tools, communicating through email, not tracking KPIs, and using an overpriced CRM.
His stack is now RESimpli for his CRM, Slack for team communications, & Mercury for banking.
Autonomous AI agents run about 90% of his back-end, and he was 1 ops admin assistant running the show on the back-end.
Viktor (AI agent plug-in for Slack) is running most workflows.
Manus + Railway hosts all his other workflows and tools.
#3: Rebuild Team & Solidify Profit Margin
I asked him the question about each team member:
"If they left today -- would you feel relieved, neutral, or devastated?"
If he wasn't devastated if they left, they aren't rockstars, and they need to go most of the time.
His whole team now is one admin + a ton of AI, two lead managers for $7,50 / hour each, and one amazing sales person he can pay 25% per deal.
This is a lean, profitable, scalable, enjoyable real estate business that runs at a 45%+ net margin -- and he can go find those development deals & flips he's chasing.

I just tried Google’s new Gemini Nano Banana Pro (Gemini 3) for creating floor plans.
Asked for a 750 SF 1 bed with foyer, open living, full bath, in unit W/D.
First try was EPIC
Then: “Add a balcony off living.”
It grew the footprint, dropped in a 60 SF balcony + sliders, kept everything logical.
Then: “Give me 2D plan + 3D render.”
It spit out both. Matched near 100%.

A1: Gamma if you don’t have rigid branding guidelines and templates, Henry AI if you do.
Q2: How can I get AI to do repetitive CRE tasks?
A2: Custom GPTs. Build someone ones with ChatGPT, build complex ones with multi-step workflows with Claude
Q3: How can I automate AI to do those repetitive tasks?
A3: Use Relay, Zapier or Make to to automate AI workflows based on a trigger, IE, you receive a signed lease, OM, or P&S. OR build an agent with Replit (the likelyhood of nontechnical people doing that is kind of low)
Q4: How can I find CRE opportunities with AI?
A4: Deep Research. Use it on ChatGPT, Gemini, Perplexity, or Grok. Tell it to search for articles published in local news publications in a certain time frame that mention companies that have somehow indicated they’re expanding (or whatever you’re looking for).
Q5: How can I create a database of all my leases/OMs/ whatever documents?
A5: Upload them to a Notebook in NoteboookLM
Q6: How can I scrape websites for CRE info?
A6: Build a web scraper with Bardeen
Q7: How do I actually use AI at Aspire?
A7: Mostly combinations of 1, 2 and 3 above. We don’t actually use Gamma for brochures but other more unique design deliverables, or ones we need extremely quickly.
Q8: Why don’t we use it for everything possible?
A8: Accomplishing goals with AI are just like any other goals. You need to focus on what’s most important for your business. And if you try to do everything at once you’ll fail. Current focus is getting it to do boring work no one else wants to or where it’s not worth anyone’s time.
