Over the last couple of months, I’ve been a little inactive due to personal reasons. But during this time, I spent a lot of time studying the real-estate market deeply — speaking with builders, owners, checking RERA timelines, site progress, approvals & market movement.
And one thing is becoming very clear 👇
Except for a few strong builders, many projects may face delayed handovers in the coming years.
This is not negativity towards the market — it’s just a practical observation from ground reality.
So if you’re entering real estate now:
✅ Choose credibility over cheap pricing
✅ Choose execution over marketing
✅ Even if a builder charges slightly higher, go with someone who can actually deliver the project on time
Don’t fall only for:
❌ Price wars
❌ Fancy offers
❌ Unrealistic comparisons
❌ “Lowest price in market” tactics
In today’s market, timely delivery itself is becoming a premium feature.

Thank You Anaya!! As an advisor, I keep educating buyers about the risks involved in pre-launch / OTP deals before approvals. However, many times even well-informed buyers still make decisions based on pricing hype or early-access expectations.
My intention is only to create awareness so people can make informed real estate decisions.
My friend got laid off from Oracle.
He called me in the morning… laughing.
I was confused.
Me: “Bro, what happened?”
He: “I just got laid off 😂”
I didn’t know what to say.
Then he calmly added:
“I will get 4 months salary for free.
I’ll take a short break of 1-2 months, then go all in and land something better in the next 2 months.”
That stuck with me.
Same situation.
Different mindset.
Some panic.
Some plan.
Met a lawyer client just now in Jayabheri Enclave who showed me his insurance strategy.
He is paying ₹50 lakhs every year for 12 years
Total investment = ₹6 crores
Here’s what he gets:
• After year 1 → ₹25 lakhs back
• Then ₹19 lakhs yearly for 39 years
• After 40 years → full ₹6 crores returned again
• If something happens within 15 years → family gets ₹5.5 crores protection
Total expected payout ≈ ₹13.66 crores
Sounds impressive at first glance.
But when I calculated the actual return…
It comes to roughly 5.5%–6.5% per year
So here’s the real question:
If you had ₹6 crores, would you lock it for 12 years for a guaranteed ~6% return…
or invest elsewhere for higher growth? 🤔📊
Curious what people here would choose.
Why stay far away from the city and wait years for infrastructure to develop…
