I listed a great land site recently.
My owner client gave me a list of 16 prospects to contact that have been harassing him for a while. 14 of the “prospects” are brokers or agents.
Only 2 have an actual buyer who is interested.
Why do folks do this??
What a total waste of time.
I love when a buyer tries to pull an ego trip on me when I rep an owner.
Sir, if you think for one second, I’m not telling my owner how you treat me, you are mistaken. Everything I know about you goes on my buyer matrix that I give my owners when they’re making a decision on who to choose to go under contract with.
Buyers who think they can treat CRE brokers rudely are idiots.
I’ve been hired to exclusively broker the final ±14.88 acres in the ±800-acre River Landing master-planned development, located at the NWC of SR 56 and Morris Bridge Rd. in the Wesley Chapel, FL submarket.
Zoned MPUD, this site allows up to 126,668.4 sq. ft. of commercial development, 350 multifamily units, or various other combinations of mixed use or residential.
It’s across from the massive Two Rivers project which is delivering 7,000+ units to the area.

@rjimenez_cre It depends on what you do. As a CCIM, I don’t think the investment is worth it for a lot of practitioners. It was interesting to learn everything but I don’t think the ROI was worth it for me.
Totally agree. There are a lot of folks on this app that get annoyed when brokers don’t pick up or call them back immediately. I have to block time every day to focus on and in my business. I block time to work on deals, outbound calls to real buyers and counseling my owners. I triage my call back
list. If I’m not slammed I answer incoming calls as they come in but if I’m busy or on a deadline, I will rank who gets my attention first.
@RonDeSantis I love you as my governor. Unfortunately this doesn’t land the way you might think it does. How about we focus on creating and celebrating higher paying jobs to keep our college graduates here or get those who’ve left to move back?
@SenAshleyMoody@amazon Please require them to have contract employees that drive for them have signs on those vehicles when delivering. The general public would be shocked at how shopping habits via Amazon’s is impacting traffic patterns. I’d love this transparency. TY
Try watching traffic patterns in your neighborhood between 5:45-6:15am, before sunrise. I see it on my daily walks. If folks knew how many unmarked cars were Amazon drivers driving without detection, there would be major complaints regarding what that’s doing to traffic counts 24/7.
@leamaric I had 6 permanent teeth removed 1980-1982…I love my smile today but not wearing a mouth guard to correct my jawline every night so I can breathe correctly when I’m asleep.
@kenashley Everything we have. We trust our 2 adult children to live their life the way we raised them too. If they don’t, we won’t be here to see it anyway.
