Can anyone connect me with either an attorney or non-NYC broker (don't think they would be too keen to help their competition) that is well versed in Note Sales?
Am getting hired on a $40M note sale and I have no idea what this process looks like
And, yes, I did tell the client this but they insisted due to our existing relationship
@hitsamty@CREDebtFund If using leverage, been seeing:
5% in Manhattan south of 96
Closer to 5.5% in prime Brooklyn
With that said, the fed is meeting as we speak and we are expecting another rate hike on the other side
@moseskagan@aseidman 25 years old. My biggest motivator is Im terrified of worrying about my finances when I’m married with kids. I refuse to let that happen.
Thankfully on the road to independence!
@MultifamMason Assuming you’re representing the seller: your responsibility is the seller. We obviously are respectful of and work with buyers but you want to get as many buyers involved as possible and either get a bidding war going or just go with highest bid *assuming they’re real and vetted
@CaseyMericle 🗣 Well and Fast
Will pay for itself when the apartments up and running faster and the rents even higher!
Not to mention longer period of time until you need a contractor again
@bytestoatoms The same condo won’t be selling every year so you just need to try to get a read of building and neighborhood and determine what the right PPSF is for the condo you’re looking at
1330 Avenue of the Americas, Midtown Manhattan
Sale Price:
2006: $498 million
2010: $400 million
202: $325 million
Property values don't always go up, folks!
@bytestoatoms Off top of head:
If unit needed renovations or not
If it had a great view vs other units in building
If price is a huge outlier for building just ignore
