How I underwrite:
2 columns in excel, one for in-place income, one for stabilized income
In-place income column just checks that the property can service its debt at a 1.25x DSCR
Stabilized column makes sure that the stabilized yield will be 200bps above the market cap rate
Incredibly, the initial shareholders in this lost money
Modern real estate can be so recklessly hyper-levered, with so little equity, that one little error can wipe it out

Buy real estate, not tenants.
Cap rates value a property based on its tenants, while price per foot values it based on the real estate.
When you start thinking of real estate in terms of price per square foot, and not cap rates, everything changes.
