Here's the playbook that made rent go down in Austin.
Over the last decade, Austin rents went up 93%. It was one of the worst rent spikes of any major American city.
Then Austin changed its rules.
- They reformed the zoning process
- Sped up permitting
- Passed a $250 million affordable housing bond
- Built apartments near transit
- Passed a single stair ordinance
Rents fell for 19 months in a row. Today Austin is one of only three major US cities where rent is going down year over year.
Austin reversed its fortunes by making a series of bold, evidence-backed choices.
I published my housing plan this week, and it's grounded in the same idea: make it easier, faster, and cheaper to create housing across Massachusetts.
Way out of my lane, but... I just listened to the New Yorker interview with Abdul Al-Sayed. I was impressed. He is one to look out for after his primary win today. He is articulate and has an optimistic energy and charisma. There are echoes of Obama (and many parallels). While he is progressive, he is explicitly not "democratic socialist," saying that he believes in capitalism (low bar, but you never know these days...). Also, he is explicitly very pro-America, like in this excellent response:
The politics of “wait your turn” are over.
I’m Patrick Roath. Boston is ready for a congressman who will stand up to the status quo and fight.
With your help, we can win this.

@benrollert Never seen it! While we're on rewatching movies with movie stars from The Godfather, Dog Day Afternoon remains amazing. Impossible to order pizza for a group of people without thinking of that movie.
if AI can make companies way more capital efficient, we will just get way more companies even if each company is smaller. I don't see the doomsday unemployment scenario in this case (given where AI is at now and will likely be at for next couple years)

Wouldn't it be nice if paying taxes in America was logging on to a website that told you how much you owed & paying that amount?
If not for the actions of a single company, that is the system we could have had
