Qualities of Good Land for Farming;
Buying land for farming has been and continues to be a challenge to many intending farmers. It could take a a few days to even months before deciding on which land to buy for your farming project.
I took me several months to purchase the land on which we set up our farm. But even then I still made a mistake that cost me huge sums of money that I don’t want you people to do.
So it’s not about how long you take to buy land, it’s about what you want, how experienced you are or who you are working with that really matters.
Before I share the qualities of what you should look for, I’d like to emphasize that the type of farming you are going to do kinda of dictates pretty much the qualities, much as some are general to all lands intended for farming.
Another thing is if you fear to go far away from Kampala city then price you will pay for that will be huge. Good and cheap lands are located about 60-100Kms away from the capital city Kampala.
That said, Good land for farming typically has the following qualities:
1: Fertile Soils: Most farming in Uganda and Africa at large involves planting something (crops). Choosing land with fertile soils is very important. Land Rich in nutrients and organic matter, with a pH between 6.0 and 7.0 is highly recommended. Carry out soil tests incase you can to establish this. Look at the surrounding areas and for how vegetation is and crops in general incase you can’t carry out a soil testing survey.
2. Water supply: Lands with access to reliable water sources, such as rivers, lakes, streams or swamps should be highly considered most especially those that want to grow crops. This will ensure little to no investment when it comes to irrigation systems.
Uganda generally receives rains and has two rainy seasons in a year, however some areas receive more rains than others. So watch out for those areas. Eastern, western and central regions of Uganda are highly recommended.
3. Good drainage and Suitable topography with well-draining soil to prevent waterlogging and root rot. Gentle slopes or flat land will facilitate farming operations incase machinery is involved. So it’s important to pay attention.
4. Low erosion risk. A lot of people in the past have lost their investments due to soil erosion due to heavy rains and poor soils. There pay close attention to areas prone to erosion and flooding. Get the right information from your country’s metrological body.
5. Accessibility: This can be in-terms of Proximity to markets, roads, and other essential services. Bad roads will mean you will have trouble accessing your farm or markets when the harvest time reaches and that could lead to your harvest rotting. When you’re located too far from the markets, prices will be low or you will incur a lot to transport them to the market 😒🥹

6. Land tenure system: Not sure if this is a quality but I think it’s very important. Why? Some investments take long to realize and sometimes take in huge sums of money to be put on a land with a tenure system that will affect them later . Ensure it’s has a Mailo land tenure system. If you choose to get on lease, hope it’s for about 49 or 99 years. But something around 20-30 years should also be good. But all this depends on the project.
7. Possibility for expansion: Starting small is good and the project will definitely grow. Therefore having possibilities of expansion will help you grow. Ensure there’s this quality.
8. Land History
The land's previous use can greatly affect its agricultural suitability. Human land uses can leave long-lasting legacies as the property's ecosystem recovers. For example, former industrial or urban sites may have pollutants in the soil that can harm crops and pose health risks to consumers.
