@EllliotttB The ones I’m talking about, they did own the land when they built them out. Have traded several since then, with all of the PE activity I’m assuming.
@EllliotttB In my market, the land will work great for last mile distribution. I always felt that uses like this were land banks. The original basis from when Top Golf acquired the land is very low.

@seanpatward@shawngorham Is SoCal industrial that far off peak pricing? In South Florida, asking rents are about 10% off peak pricing, but sale prices are hitting new all time highs for all submarkets, particularly portfolios that were formally marketed. Sub 5 caps, in some cases significantly.
@resetbasis My favorite is when capital market brokers highlight in the OM the ability to mark to market unleased space at notably higher rates than it currently isn’t leasing for.

@PepeXBT Just for County-owned facilities (she can't restrict businesses): "those executive powers were blocked last fall by Gov. Ron DeSantis and then by the Florida Legislature earlier this year. The new state law bars emergency orders that restrict business operations."
