@doughoyes This is exactly what is going on with day-to-day applications and clients since 2018. If they have their own down payment, then they likely need a parent cosigner. If they can qualify for the mortgage, they need money for the down payment. This is a generational shift for sure.

@ron_usher @doughoyes I would LOVE to not need to add parents to title or mortgage transactions however, government policy with the stress test (7%) and market prices make it virtually impossible to qualify on a single income. Easily 1 in 3 single buyers NEED a co-signor to qualify.
