BUVA itu bukan cuma cerita "saham suami Ketua DPR". Kalau kamu cuma stop di situ, kamu ketinggalan separuh cerita kenapa saham ini bisa segila itu pergerakannya.

PT Bukit Uluwatu Villa Tbk sebenarnya perusahaan pengembang hotel dan resor ramah lingkungan yang berdiri sejak tahun 2000, dan namanya besar lewat Alila Villas Uluwatu — salah satu resor paling ikonik di Bali. Alila Uluwatu ini bahkan jadi penyumbang pendapatan terbesar grup, porsinya dominan banget dibanding properti lain yang mereka kelola seperti Alila Ubud dan Alila Manggis.

Sekarang soal pemiliknya. Betul, pengendali BUVA adalah Happy Hapsoro lewat PT Nusantara Utama Investama, dan dia suami dari Ketua DPR RI Puan Maharani. Masuknya Hapsoro ke BUVA terjadi Juli 2023, lewat private placement untuk mengonversi utang BUVA ke BCA jadi saham baru. Sejak itu BUVA jadi salah satu saham paling dipantau ritel, saham yang harganya pernah disetop sementara oleh BEI karena kenaikannya dianggap tidak wajar.

Nah ini yang bikin BUVA sering "hype" belakangan: awal Agustus 2026 Prabowo mengumumkan rencana Pusat Finansial Internasional Indonesia alias PFII, kawasan ekonomi khusus yang konsepnya mirip DIFC Dubai, dan lokasinya di Jakarta dan Bali. BUVA punya landbank strategis persis di kawasan Pecatu dan Uluwatu — bahkan baru-baru ini nambah lagi lahan di sana buat ekspansi resor. Begitu isu PFII nyantol ke Bali, saham-saham yang punya tanah di sana otomatis jadi sorotan pasar, dan BUVA salah satu yang paling kena efeknya.

Ibaratnya begini: fundamental bisnis BUVA itu seperti mesin mobil yang beneran jalan pelan tapi stabil — pendapatan semester satu 2025 naik dan labanya balik positif setelah sempat rugi tahun sebelumnya. Tapi harga sahamnya itu kayak turbo yang dipasang di luar mesin, dipompa oleh sentimen nama besar pemilik dan berita katalis semacam PFII. Turbo bisa bikin melesat cepat, tapi juga rawan meledak kalau beritanya mentok jadi wacana doang.

Jadi kalau ditanya kenapa BUVA sering hype: karena tiga hal ini nyambung bareng — nama besar pengendali yang menarik perhatian ritel, katalis makro seperti PFII yang pas kena lokasi asetnya, dan valuasi yang sudah jauh di atas rata-rata sektor properti/konsumer sehingga rawan koreksi tajam kalau sentimen berbalik.

Yang masih jadi PR buat investor: realisasi PFII itu sendiri masih dalam tahap rencana, belum jadi proyek konkret. Kamu sendiri lebih percaya cerita "tanah strategis" ini bakal terwujud jadi cuan riil, atau masih wait and see dulu?
