The main culprit is if there isn’t a true primary bedroom with an en-suite bathroom
The second most common reason is the bedrooms are spread out on different levels that would make things challenging for buyers with young kids, which is a large part of the buyer pool. Nobody wants to put their “baby in the basement” if their bedroom is two levels above 😅
Or if one of the bedrooms is just way too small
Other reasons are if the lot is a bit smaller than normal, or if the natural lighting isn’t so good
Another one is if there is no entryway for putting your stuff (shoes, kids backpacks, etc) when you walk in the home. Imagine the explosion of mess kids make when they walk in a home and think about if it spilled right into the living room vs a “decompression” zone like mud room or entryway
