@Camp4@JoinCrowdHealth Crowdhealth member here; joined Jan 2024. Love it; it’s not insurance but that’s a feature, not a bug IMO. Help fund others when asked and choose fair value procedures (which they negotiate further down) and the approval rate is near 100%; it’s all public info too I believe
@rledbetterCPA I’m presuming the taxpayer would have been given a way out in the first place (pay penalty and taxes owed) rather than having their day in court? Admitting to not knowing how the whole “tax court” system works?
@SavingsCaptain Some county Registers of Deed will allow you to set up an alert for your name so if anything was recorded, you’d get immediately notified…..hopefully quick enough to get in touch with the attorney/title company that recorded it!
@Fire5280 You could always say “Seller welcomes requests for buyer agent compensation” and see what level of assistance you’re asked for/make an offer from there……
@AustinWhittRE My thoughts……1) Maybe long term but short term I think people stick with NAR to maintain the protection this settlement affords them from lawsuits 2) Agreed 3) With seller concessions not guaranteed, the focus will be on what potential shortfall a buyer will need to make up
@dmason105@JohnJBlatchford But if you’re looking to hang your hat on an industry average, I’d say 75% up to a $ cap amount for that “year” then 100% or close to it before resetting
@dmason105@JohnJBlatchford I’d say 50/50 on the low end up to a flat fee transaction amount of a couple of hundred $$….could even have a set monthly fee and 100% too
