@JoeMcCarthy1980 @jonbrooks It’s gotta be rates that take the hit. The labor cost will remain high, the cost of materials might drop a little but never back down to levels we were accustomed to. Only way new builds open up again is rate reduction and that has a limit as we can’t allow 3% again.

Drop rates back to 4 again and uou will see home prices drop a bit cause they are willing to settle for a little less due to lower rate for their next purchase

@theresa_perrin To get 10-14 there would need to be an event in market and no retail buying auppprt. The debt holder want this completed quick, 35 day window was the company having time for eBay proxy fight set up. Better for company the less shares they have to dilute for thier proxy war.
