@realEstateTrent Good post. In what ways has it 'completely changed your life'? It would be good to have a baseline of life before the posting and what posting has done to completely change that.

Failure to do so would seem intentional knowing many people will simply read the main post without delving into the comments for the correction.
@AizikZimerman To be clear, 'service' trucks are different than 'install' trucks. Most smart companies load their install trucks exactly as you've mentioned. Service vehicles, on the other hand, need far more equipment and parts to handle the majority of service calls in a timely manner.
Appraisers, stop waiting in line with your hand raised to be picked by someone who barely cares you exist.
Being silent and invisible might be a good survival strategy, but it's definitely not a success strategy.

@lukeburgis@Airbnb Always...as in, every single time we stay in an Airbnb, we do a full video walkthrough upon arrival and then again when leaving. Same thing with renting from Turo, or any other rental service for that matter. It has saved us several times now.

However, you're on to something with the 'realistic goals' part since goals don't need to be realistic, they just need to be believable...by you.
An appraisal is a reflection of what the market participants in that specific market find valuable. The finishes of a house most definitely contribute to the overall value of the property. The question to ask yourself is, 'does a buyer in this market care about the finishes of the home?' The answer would almost always be 'YES'! If a buyer is willing to pay for it, it likely shows up in the market data. That appraiser is simply wrong.
