There is a growing push to build more market rate housing under the promise that with enough supply, rents will stabilize.
The premise is that landlords will ask for lower prices rather than let the units stay empty.
However, landlords do in fact just let them stay empty.
Renovating instead of raising saves our planet tons (literally) of CO2 emissions. For every 10k sqft of hotel we renovate, we save the ozone roughly $250,000 in damages. Every ton of CO2 is about $180 of damage.
