@MbalulaFikile Why focus on replacing instead of growing. Just focus on growth. Surely everyone is SA will start seeing through this BS. Focus on growth, building and creating. The Cadres have stolen SAs present and future by focusing on the past. Who cares about names create jobs
@followthebounce Professionalise Rugby at the same time as football. Hopefully therefore stymieing Rugby League, NFL and Aussie Rules to a certain degree making Rugby a truly international sport
@DURITZ79@phelisa17 Agreed. Cape Town, in general, doesn't have a very high level of agent, as the market has traditionally been strong. I was very surprised when we opened our office in CT its decades behind other parts of SA in terms of professionalism.
@DURITZ79@phelisa17 I think I would know I own an estate agency. You evidently not dealing with very good agents, which unfortunately isn't a surprise. You, as a tenant, should be looked after as an important client
@DURITZ79@phelisa17 So yes, an agent is mandated by the landlord, but the tenant is still the agents client as is the landlord. Agents/Agencies would have a duel role. Unless there are two separate agencies/agents representing each party. Duality is very common in SA property industry
@phelisa17@DURITZ79 If an agency is charging a R1000 a credit check, I.e. making a margin off it, then I am sure they wont survive long term, as its a counter client centric practice, that will have long term damage on a brand.
@phelisa17@DURITZ79 I wouldn't understand an agency doing it for free or charging a R1000. It's meant to be an incidental amount to cover the cost of the systems and administrative time. Doing it for free isn't viable, as the candidates aren't necessarily clients yet.
@wendyknowler@dramadelinquent Its not a legal requirement of transfer to include the oven, however, it's common practice. Similarly its the purchasers right to appoint a conveyancing attorney in KZN which is contrary to the other provinces, but again, it's 99% likely that the seller appoints the attorney.
@jamescolgan26@GOLF_com Did you guys travel or consider South Africa ? I've played a number of the courses on your list, and SA's top courses should feature
The Winelands is getting its first-ever, fully serviced ApartHotel with 41 apartments and 62 aparthotel units (and its pet-friendly)🐶🍃🍷
What exactly is an ApartHotel? Simply put, it’s a hybrid of an apartment with the perks and services of a hotel. You get a proper apartment setup—kitchen, living room, bedroom— but with cool hotel extras like daily cleaning, a concierge to sort you out, and amenities such as a pool or gym.
Quick facts about the new ApartHotel:
🌿 Completion date: 2026
🌿 Developer: SquareTurn
🌿 Development name: Klei
🌿 Hotel operator: Totalstay
🌿 Location: near Stellenbosch
🌿 One-bedroom units are priced at R3 350 000, and the monthly levies are R2 672
🌿 Two-bedroom units are priced at R4 350 000, and the monthly levies are R4 117
🌿 Amenities: sky bar, rooftop splash pool, communal braai area, entertainment area, wellness spa, 24/7 concierge, co-working space, pets allowed with prior arrangement, clay cellar with a selection of local wines.
With so much development happening in and around the Winelands region, it was only a matter of time before some bold developer decided to put up a project of this size. I can completely see the demand for something like this in years to come.
Each ApartHotel unit will have air-conditioning, Wi-Fi, smart TV’s with Netflix (because binge-watching in a vineyard setting just hits different), fridge, microwave, stove, and its own private balcony or patio.
It’s great to see that an established company like Totalstay will be managing your investment. The company was founded in 2014, and to date, they manage over 700 hotel rooms throughout 15 buildings in South Africa. Totalstay charges 12%, excluding VAT, of Gross Top Line Revenue to manage your unit.
Situated in the up-and-coming Devonbosch precinct (also being developed by SquareTurn) - this hotel will offer its guests access to mountain biking trails, running trails, e-foiling, extreme golf, multiple dams for water activities, gym, soccer academy and an art gallery. The total land size of this precinct is over 280 hectares, and other developments here include residential apartments, office space and retail space.
I have also heard word about future phases for this growing precinct that sound promising. They want to include medical facilities, convenience retail, tertiary education institutions, more sporting facilities and a 24-hour village pharmacy.
The well-known School of Rock will also be coming there soon. They offer patented programs combined with 1-on-1 lessons and group band practices that make this music school the ultimate music school for kids and adults. There are currently over 380 School of Rock campuses around the world.
Those who buy within this ApartHotel are offered a rental guarantee of 8% for the first three years from the date of transfer. Unit owners will also receive 14 days for personal use at the Klei Aparthotel annually.
According to their website, this ApartHotel provides an “earth-inspired luxury experience.” For those keen to grab a glass of something local and relax for the weekend, this hotel could be the answer to your next spontaneous getaway or your next exciting real estate investment.
@sandileswana You spinning a narrative. The majority of South Africa want jobs. They give zero fs about Israel and Palestine. The ANC accepted moola from Iran for ICJ case. Apartheid was retarded. Western Forces only backed it because Communism was a threat. Berlin Wall fell = support gone
@TuckerCarlson SA works best when we work together, not as separate factions. Many Boers and "Brits" share forefathers, check the surnames, mostly came to SA for same reasons. N Mandela is a hero to 99.9% of SAfricans. Race politics serves no one. We need foreign investment
@RyanRmillar@TronCarterNLU WC came to the fore at 29. AP at 20. AP has achieved a lot in amateur and pre PGA golf. TC's criticism of WC was based on flaws in his swing (?). If you had to use the "eye test" AP has a quality swing, is an elite ball striker, has soft hands, he's just raw and learning
