What do you suggest to estimate income? AirDNA seems like one of the few solid options to estimate annual revenue.

Waterfront properties on Topsail Island are clearly the juggernauts when it comes to STRs. According to this chart this isn't how it has always been. It would have been tough to justify a luxury or upscale waterfront home a few years ago, which is crazy!
