@FrugalLocal A very long process. I went through the rezoning process with town planners. Which went really well. I will be starting the sectional title bit with a land surveyor. I'll share after.
I have rezoned quite a bit of land that needs to be developed from 2025. One is a small complex.
Of the 4 rezoning projects, 3 got approved. 2 required consent from @FNBSA, which they gave easily. This really helps small property developers like myself. FNB helped build our business๐๐พ
@Nedbank (where my entire business is), on the other hand gave every excuse to reject us.
@mattyza@FrugalLocal We are talking about investors' buying season, right. I don't think it will calm down that quickly. It is tied to the economic cycle. It is the buyers' market because of relatively high interest rates. It should take a bit longer, I think.

Here inland, I find that older units have high levies due to higher maintenance. In my personal experience, high levy old units do not equal good maintenance.

@FrugalLocal Replied using wrong account๐๐พ I wanted to add: the small town deal took over 1yr to close. It was deceased estate. It took me over 10 yrs to have a property investing model that is winning at all times. Costly lessons along the way. I no longer buy anything that has no +cashflow.
@FrugalLocal My property in the Eaatern Cape small town. R160K, rented to professionals each time, never vacant, R3000 net income. I'll be developing that land. It's close to a loved school and big hospital. Out of town investing needs a lot though. Marketing is through word of mouth.
@MathathoKarabo Custom duties depend on the actual individual items that you bought. Every single piece has its own import duty. If done properly , there should be no tricking the system. The only trick is knowing the duties of items before you order.
@FrugalLocal School and rest Saturday. Sunday is driving in neighborhoods to see what's new, what's attractive, where's potential, who owns what. Too many booms in the suburbs. It's not so easy accessing.
