I recently met a potential client interested in selling his home. He suggested that instead of paying my 3 PCT listing commission, he would agree to pay that only if we sold for x or x+1. A sale of x-1 would mean 2.5pct.

Even if I was willing to work for 2.5 PCT, can you figure out why this arrangement should never be acceptable?
