Not fully sure if Kota rents are falling due to the recent gas issue or a deeper shift like online coaching.
But I once met an investor owning multiple PGs there... convinced Kota Real Estate could "never" decline.
His logic was.. constant aspiring student inflow + no better option than Kota to prepare for IIT entrance exams + 12-18% rental yields + strong appreciation.
But if rentals are now down 60-70% in many areas, then clearly some core assumption has broken.
If rental income has been falling this sharply for a sustained period, property values canβt remain untouched.
So, nothing is permanent, only constant is change... which is true for real estate too.
