Got one with an adopted road and the seller’s solicitors (linked with the agents) state that their client will not provide anything as our client had the opportunity to review the pack.
There needs to be an overhaul of auction.
Acting on the purchase, our client has to be over 2k in fees of the vendors due to the contract.
Chased the vendor’s solicitors for weeks to approve TR1, provide statement and TA13 but not had any response. Their fees are guaranteed
The audacity on some clients.
Completed a purchase and registration took a few months as it can do.
Email then from client stating that one of the surnames is wrong as they got married after completion and for us to amend it 😂
Chasing clients for over a month to send money for searches.
They send it in at last today and also email stating they want to now complete as soon as possible… 🤬

If a memo of sale is issued on a Wednesday, it is not appropriate to chase on both the following Monday and the Thursday for updates.

A real hatred of mine is when a seller’s solicitor states that completion has to be a certain date and then still has not provided all replies to enquiries 🤬
Buying an auction property. EPC valid at exchange but expired a few days later so not a valid one in place for completion date.
Agent says it just was needed to be valid for marketing, is this the case?
Conveyancers can’t win.
Acting on a purchase which has gone very smooth, good title and enquiries answered quickly.
Client says that it was far quicker than he thought it would be and would there be a reduction in fees as a result as the work was ‘easier’. 🤬

Client had to use bank’s solicitor on a purchase due to there being a closed mortgage panel.
He wants to use us to give ILA for the guarantee and is told that the bank’s solicitors charge to check ILA done by another firm at the same cost as the ILA so better to do it in house!

They finally issue it today and the whole property is on a possessory title. No mention of it in the ad.

Got a client who agreed to buy a 4 bed (as advertised), but as one room is a loft conversion with no building regs, lender has given 0 valuation
Agent won’t give reservation fee back and have since changed the advert to read 3 bed and loft room
@ZahrahAullyboc2 My client has around 12 properties and he had not heard of a possessory title, as to be fair, as a client you would only know if you’d come across one before.
They try and catch people out!
