@jankell21032905@crazyhouseprice It's for new builds but also applies when substantial renovation has taken place post-2017 to form a new unit - as would be the case with the vast majority of these units because they're buying up old Georgian houses and splitting them off into small studios.

@laineymcquaid@RayMcGrath Don't know if related but there's a helicopter flying very low over the Liffey / Docklands area (considerably lower than their normal flying), few boats with search lights on and a large Garda presence for this time of night - 4-5 cars & some with torches searching the river๐คทโโ๏ธ
@DaveyDonn This is awful.. 100% social housing blocks need to be outlawed / regulated asap, how many more studies do the authorities need to see on this issue. Should be 20% social maximum, with the rest "affordable" private if public-funded.

This site allows for 6-10 storeys of residential - not 25.
@WatchPopulistIr@collumbo A 40-storey building on a site right next to this one was approved in the Celtic tiger only to never be built due to financing issues after the crash. The SDZ allowed for a statement building there, it's not much to ask for that to be moved 100m to this site instead.
@WatchPopulistIr@collumbo 25 storeys? Source? The SDZ allows for only 11 storeys of residential here, not 25. Given this is only 1 of 2 (CB19 too) remaining undeveloped sites in the entire SDZ it's not off-base to propose high-density housing and a statement building/tower - 11 storeys won't cut it.
@DublinCommuters Bus stations at ground level are unwelcome areas pretty much universally - keep them underground and you can reserve the ground level for retail / public realm.
A proper upgrade that includes private operators would need to take up 2-3x the area of busarus.
