Before you write an offer, ask what the payment looks like in year three, with taxes, insurance, and HOA dues if applicable.

6/ Two catches. Lenders cap seller credits based on loan type and down payment, and the appraisal still has to support the price. Have your lender run both scenarios side by side before you write the offer.
5/ A buydown uses upfront cash to lower your rate. Temporary buydowns (like a 2-1) lower it for the first couple of years. Permanent ones (points) lower it for the life of the loan. Dollar for dollar, a buydown often cuts your monthly payment more than a price cut.
4/ 1. Money off the price. It lowers your loan amount and, under Prop 13, your property tax base for as long as you own.
2. A seller credit toward closing costs or an interest rate buydown.
3/ Well-priced homes still sell at or near list, from Pleasure Point to Aptos. The leverage shows up on listings that have sat a few weeks. That's where you have two good asks.

2/ SCCAR's August numbers for Santa Cruz County single-family homes: 506 active listings, 127 sales, and 49 days on market (up from 29 in July). That's about 4 months of supply. Not a buyer's market. But sellers no longer hold every card.
