Stamp Duty is a barrier to recovery of the UK housing market – recovery is more transactions, not rising prices. Stamp Duty Reform UK campaigns for change.

People whose homes are worth £2m+ in 2026 are likely to have the value massively eroded by the upcoming High Value Council Tax Supplement (Mansion Tax) but they will still have to pay the tax based on the April 2026 value! Truly a double whammy!
@ftmoney A key issue is that Mansion Tax liability is based on value at April 2026, so a property valued at £2.1M in April 2026 is likely to have its value pushed down to £1.9M by April 2028 but the owners will still have to pay even though they've just lost £200K

Why time might finally be up for #stampduty
A shake-up of the ‘stupid tax’ that puts homeowners off moving would boost the property market and the economy

Have you responded to this?

Note the specious Westminster example . Most rural Band H properties already pay £5k pa in council tax! Owners now face total council tax charges of £7500 or more!

@BenZaranko Clearly the majority of all age groups are against kicking older people out of their own homes.
Cutting ludicrous #stampduty might encourage more older people to move of their own accord

@matthewlesh@CityAM@tweetfreshwater Today's Mandelson release contains Pat McFadden stating: 'Every meeting I have is "who can we tax in order to pay benefits to others?"'

Property owners & those who aspire to own property are high on the list:

UK residential transactions remain at two-thirds the level of 2006/7 (source: HMRC). The peaks show the power of #stampduty changes. With the market faltering, now really is the time for a cut.
HIGH VALUE PROPERTY COUNCIL TAX SURCHARGE CONSULTATION
Pushed back from 'early in 2026' to 'later this year'

After the Budget, Government announced it would consult on the HIGH VALUE PROPERTY COUNCIL TAX SURCHARGE early in 26. It has now pushed this back to 'later this year', but still plans to bring in the charge in April 28

When the Government announced the vicious 'High Value Property Tax' last November, it promised a public consultation early in 2026 but has since been quiet. Why is this?
#propertytax#mansiontax#highvaluepropertytax
Band H property owners in much of the SE will have just received their Council Tax bills of c£5k. From 2028 they will have to pay an extra £2.5k in High Value Property Tax – a total of £7.5k (that's nearly £10k of earned income at basic rate tax). Many won't be able to afford it.
Why aren't property owners in London more angry?
£2.25m buys a terrace or semi-detached property in Putney – not a mansion. Stamp Duty is £183,750. High value property tax is £2.5k pa from 2026. Council Tax for Band H is an additional £2k pa.

The #MansionTax sees all money raised will going straight to the Treasury. This will clearly reduce disposable income and as such will have an impact on retail, leisure, food & drink sectors and in turn their suppliers. Reverse multiplier effect - law of unintended consequences.
