@KashFlowGuy @johnwillingham1 @subdivisionguy I wouldnt do an LOI with them… they drug it out and then walked. I had to go find someone else, didn’t do an LOI with the next group just a contract. We are about to close on the first takedown.

@RotoStreetWolf Owned a Hyundai dealership… the day we sold the dealership we switched all our vehicles to Toyota/ Lexus. If you are going to only keep it while it has warranty you can go Hyundai / Kia … if you plan on keeping for the long haul I’d go Toyota/ Lexus

@subdivisionguy Best thing to do is go to the planning meeting the city council does before the actual public Cc meeting. Sit down with the city council in a relaxed setting and work through all the issues. I was denied last year and they wanted a more detailed master plan, passed 3 months later

@subdivisionguy @allenanalysis Wait till the government takes over the grocery stores… Govt runs everything great, now I’m putting in the cluster boxes in my subdivisions because the govt doesn’t want USPS going to every door. Can we not just stay in our own lane

@subdivisionguy Higher end/ Custom 2x6 but we still have to stay competitive for the spec market. We can’t out price the comps , we add little details with Costco Doors from Garage to Pantry and wood shelving with large Pantry. Our main neighborhood is really close to the school with large fams

@subdivisionguy It depends. We are one of the only local builders that build on a crawl space / basement home and let the regional / national builders take all the pad lots. If it’s pre sold they pick options ++ $ but our base is LVP main areas / Carpet in bedrooms & closet & Tile in Bathrooms

The existing second floor was made up of 3 bedrooms , 2 bathrooms, a laundry room, and a playroom.

The existing main floor was 1877 sq foot. It was made up of a living room, dining room, office , sunroom, and a 138 sq foot kitchen on the back left corner of the house.
