John pivoted and basically stopped building speculative construction. In general terms, if he does not have a tenant (or an operator, in the case of a hotel) he is not putting money in it. That works fine for land banked and operated as a parking lot. Not so well for an existing structure. "Speculative office buildings give you cancer". I have heard the words from his own lips.
