In this Short video, Nick Gerli @nickgerli1 and @AdamTaggart discuss why the U.S. housing market remains stuck despite mortgage rates slowly coming down—and why a bear market in stocks could actually help fix it.

The biggest issue isn't simply that mortgage rates are high. It's the gap between today's market rates and the much lower rates millions of existing homeowners locked in before 2022.
In Q1 2026, new buyers faced mortgage rates around 6.2%, while existing homeowners were paying an average effective rate of just 4.4%.
That means homeowners have little incentive to move, since doing so would mean giving up a much cheaper mortgage.

Before the pandemic, the opposite was true.
From roughly 2013 through 2021, buyers could often move into a new home and secure a lower mortgage rate than the one they already had.
That created a powerful tailwind for housing demand. Today, that incentive has completely disappeared.
Renters aren't rushing in either. Buying a home at current prices and mortgage rates can increase monthly housing costs by around 40% compared to renting, while home prices remain historically expensive relative to incomes.

Nick also argues that demographic trends are making the problem even worse.
Slowing population growth, fewer births, and more deaths reduce the natural demand for housing, reinforcing the market's lack of momentum.

The result is a market with weak demand on both sides.
Existing homeowners don't want to sell, and potential buyers don't want—or can't afford—to buy.
Nick believes this environment could persist for several more years, with only gradual improvement rather than a sharp recovery.

The conversation then turns to what could actually restore balance.
Nick believes the market-clearing price for homes is likely 15–20% below today's average asking prices.
The problem is that many sellers still haven't accepted that reality and continue listing homes based on outdated expectations.
Ironically, a meaningful stock market correction could speed up that adjustment.
A bear market would likely force sellers to become more realistic about pricing, increase affordability, and ultimately bring buyers back into the market.

So, while a bear market would be painful, it could also be the catalyst needed to reset home prices, improve affordability, and finally get the housing market moving again.
