Had Grok whip up a live $OPEN tracker to show which homes they have currently on their book, it shows how many times they've price cut each home, the date each price was cut and how many times the home has got a price cut. You can filter by State, County & City. https://t.co/dgncAxJcKk
Well,
1. Their customer service is dogshit.
2.They basically rob hard working people of their homes equity with deceiving them into thinking they will get more. They Aggressively cut my homes listing price by $52k in only 55 days. They claim to get you "maximum value" for your home when doing their "Cash now, More Later" scheme with them. But after they take your deed they start cutting the price by $10k every two weeks on Thursdays. They never disclose this part, nor how serious of a loss you will be taking, all while they keep their pockets lined. Their Cut of the $$ never changes. Its ridiculous and they need to be shutdown for what they do to people. For most people, Losing $52k of your homes equity is not something easy to just swallow and move on about.
Just sold my home to them thru CNML. No, they do not share what things will turn out like. They use words like "maximize value, and you take the upside" but thats exactly the opposite of what they do once they get your homes deed. They have cut my homes price by $52k starting on day 12 after listing it. Its been on market for 60 days and they cut -$10k every 2 weeks on thursday, like clockwork. Every site like zillow says homes typically take 90-100 days to go pending in my area, so why start cutting the price by $10k on day 12? Why agree to list it at XX amount if you think its not a ideal number? Now my "upside" of +$71k is basically gone while they keep their pockets lined. And no, they do not answer the phone I cant even get THE A.I. bot to transfer me to a human, it refuses to do it. My experience has been nothing but terrible with OD.
@iamjohnbaiano@budd545304@3mJamal What is wrong with you? You're a terrible person for even thinking like this, just to defend opendoor like they deserve it or something. You should be ashamed of yourself. -$45k isnt light work for the average Joe, bud.
@3mJamal Holy hell. And I thought me getting stiffed for 42k felt terrible. Imagine how these folks feel. Sad what opendoor ia doing to people and I have no idea how they're still getting away with it at this point, considering the government already watches them like a hawk.
@feralvro You're wrong. They're nothing compared to Amazon. Amazon is shit to by the way. But why would you ever compare peoples biggest asset to Amazon's delivery? Lol
@feralvro You're Correct. Businesses are a business to make money, but their approach to doing things is terrible. They take from hard working people with no remorse of putting the financial burden on them in the end.
Does Opendoorβs Cash Now, More Later create a conflict of interest?
This homeowner chose the program. Once $OPEN took control, it cut the asking price by $42K in 60 days.
π Opendoorβs priority is clearing inventory, not maximizing the sellerβs More Later payout
@ineedsow@3mJamal Yeah, they need to be shut down. Doing this to hard working people is wrong of them.
Taking peoples equity from their homes is not right at all.
@3mJamal They're doing this without losing profit because the consumer is the one getting screwed. Like I did. They offer a even lower price then their cash now more later, leaving you with thinking you'll get more later, but they cut the price so Aggressively and consumer pays for it.
@3mJamal They sent me a email other day saying median sale price is $494k and 110 days on market for the area I trusted them with the home to sale for me with "Cash now more later" . Homes been on market for 55 days now and they've cut the price from $370k down to $329k. Makes me sick.
@maelan_sdmr@SebastianE18938@cody_fettig@nejatian@morganb@araa3185@MikeBillettJr I also understand price adjustments are justified with the housing market right now after all they're a business. But in no way should my homes price be cut by $10k in just 12 days on the market then down $42k in only 45 days. They should have said No to the price we agreed to.
@maelan_sdmr@SebastianE18938@cody_fettig@nejatian@morganb@araa3185@MikeBillettJr Actually, I underestimated it by -30k of what the appraisal is on it. And the reason I sold with opendoor was because I had to move from Texas to Idaho for work & the simplicity of no repairs, no showing & etc. But if I knew they'd jank me for $45k of my homes equity I'd say nvm.
@SebastianE18938@cody_fettig@maelan_sdmr@nejatian@morganb@araa3185@MikeBillettJr You're moved out and they take the homes deed I understand opendoor has to save its ass whn a home doesnt sell Problem is they agree to a price for my home then 12 days later after deed is signed they start cuting price by $10k per 2 week now costing me $42k in 45 days on market.
