Not uncommon for a national retailer to provide a form LOI & for both parties to modify it for given deal. Lease draft forms similar too.

At prior retail GP shop (pref dev for some tenants) I worked at, we took LOIs from other deals to draft LOI terms for potential sites.

For the lease draft, keep in mind that the “prototype” & scope for new retailer loc needs to be similar though. Otherwise work letter changes.

Also, if the facade needs to be modified to fit prototype, that should be factored in. In any case, templates can be good starting points.
