Infrastructure capacity for a development is evaluated at the DP stage by city & utility company engineers and no development ever proceeds without 1) either having capacity already or 2) paying for and installing capacity improvements. Your NoM is gatekeeping with more red tape
This is not what this motion is about. I’m in favour of smart growth that is respectful to community character and input.
However, increased density in these communities could place more strain on systems that were built for a different era and are now overdue for assessment and potential upgrades to safely support current and future demands.
I will also note that this pause in development is temporary and excludes houses and rowhouses with 8 units or less until the scoping report of the health, safety, and reliability of infrastructure in these communities is complete and residents can be reassured that the infrastructure systems are strong.
This is not exclusionary zoning. It is important assessment of critical infrastructure before continuing to densify in these aging neighbourhoods.
100,000 new Calgarians arriving each year. About 350 people become homeless every month in Calgary. And we have some city councillors trying to build less housing…

3 Bedroom Apartments are incredibly scarce in Calgary - they are the kind of housing that helps families priced out of detached housing stay together. We need AB building code reform to legalize building templates that enable more 3BR apartments!
