@jonbrooks Nah. It’s mor affordable that way and makes sense.
We are down to 5% margins. Not worth the risk or carry. Builders will stop building in no time —> supply shortages in no time.
AI is deflationary. Rates are coming down in the future
@colema63eth@StealthQE4 If prices come down any more, builders won’t build. We’re down to 5-8% margins which is not really worth the risk or carry. = supply shortages to follow pretty quickly.
@Jason Lmao. God forbid the day an investor gets off his ass and goes down to a building site and asks questions. No, this is not cheaper to build.
Far from it and you still run into the same engineering permitting problems for any home ⬇️ IRC
problem has always been government red tape
Wonder if any of these investors have ever spoke to an actual builder?
Builders are being squeezed as well as tradesmen. I know many holding off on any new inventory at this time. Rates are the problem, not the price.
How far below build cost do you think prices can go?
All bets are off if sellers finally capitulate. And I mean FINALLY. All those bidding wars (remember those?) created the most stubborn home sellers in history. And no, it wasn’t just golden handcuffs of ultra-low mortgage rates. Otherwise HELOCs wouldn’t be flying off the shelves
@PeterSchiff How do you think that can happen when the cost of building is averaging 15% lower than less prices over the entire country? Some pockets are less than 5%
Rates are the problem not prices
If price has come much lower, you’ll have a couple of year period that builders stop….. then
@jonbrooks Probably beneficial for you to dive into the build cost and the red tape around ground up construction. Margins are low, materials aren’t coming down.
Average first time buyer is 40 years old…. People want to own a home but can’t
This is what I can’t stand about your average crypto influencer. I don’t even own any $AR at the moment, but it takes five minutes to check what they’re working on right now. Or he doesn’t actually know anyone in the blue collar crypto industry
Another foolish post 🥓
I was very bullish on Arweave in the last bear market. Not anymore, and not for about a year and a half. They shipped the AO computer, nobody deployed on it, and the team basically gave up.
@applian87928334@mhp_guy Country wide you would be extremely lucky to sell a 1million home at $150 psft build cost (not including retaining walls etc) I’ve seen some guys in Texas do it but they generally have a lower quality homes even at the high end. Depending on state about 180-200 for a 1mil exit
@applian87928334@mhp_guy Spec builders are constantly in the 20% margin range. This is to ride any market movement while carrying the risk.
25% land cost your 100k is not accurate for a million$ ABV.
We have carry costs, tax’s and selling fees to think about too
@justinsuntron@worldlibertyfi Trump betrayed the entire country. Not just a crypto scam. I completely agree with this, let us know if we can help in any way.
@RaoulGMI@AnthropicAI@claudeai You can’t use it much if you’re only just falling out with it it is terrible and has been for weeks. ChatGPT takes the rains again.
