Conducting a legal search at the Nigerian Land Registry is one of the most important steps when buying property. It helps you confirm ownership, avoid fraud, and verify that the land is free from government acquisition or legal disputes. Here is a clear, step-by-step guide on how to do it.

Step 1: Obtain the Survey Plan or Property Details

Before visiting the Land Registry, you need either the survey plan of the land or its coordinates.

A survey plan is a detailed map drawn and approved by a registered surveyor. It identifies the exact location of the property. If you don't have one, a surveyor can help you obtain the coordinates of the land, which serve the same purpose at the registry.

For local or family land that has not yet been formally registered, the coordinates are sufficient to search.

Step 2: Visit the Relevant Land Registry

Every state in Nigeria has its own Land Registry, sometimes called the Ministry of Lands. You must visit the registry in the state where the property is located.

For example, if you are buying land in Lagos, you will need to visit the Lagos Land Bureau in Alausa, Ikeja. The Land Registry is typically located in the capital city of each state. If you are unsure of the exact location, any government office in the capital can direct you there.

Step 3: Submit an Application for Search

At the Land Registry, you will fill out a formal application form and attach the required documents such as the survey plan or deed of assignment/conveyance.

Step 5: The Search Is Conducted

The Land Registry will then search on your behalf. This process verifies that the title documents are authentic and checks for any legal encumbrances on the property, such as court judgments, unpaid property taxes, or existing mortgages.

The search typically takes 2 to 7 working days, depending on the registry's workload.

Step 6: Collect Your Search Report

Once the search is complete, you will receive a Search Report. This document tells you everything you need to know before committing your money, including:

1. Who the current legal owner of the property is

2. Whether there are any mortgages or charges on the land

3. Whether the land is under government acquisition

4. Whether the land is involved in any ongoing legal disputes

For example, if a search on a Lagos property reveals that the land is under government acquisition, it means the land cannot be legally purchased unless it has been formally excised, that is, officially released from that acquisition. Without excision, any transaction on such land is legally void.

The search report is your protection. It costs very little compared to the price of land, yet it can save you from losing your life savings to fraud or a disputed title. Never skip this step, no matter how trustworthy the seller appears or how urgently they pressure you to pay.

When you habitually murmur and complain your words actually have an impact on your brain. You create nueral pathways in you that awaken your recognition system to only see what is wrong while eliminating all that is good.

You after sometime simply become incapable of seeing and recognising any good. This is why if a spouse keeps complaining of his or her partner, they lose the ability to see anything good in them while an outsider sees the beauty and recognises benefits in that person.

The complainer has lost the ability to see anything good in their environment and it now seems normal, right and intelligent to see negative things. It has become the norm.

The scripture that states when others say there is a casting down you will say a lifting up. Its two different minds at work.

Use #150m to build a carcass of 10 pieces of 2 bedroom duplexes in an estate.

Place an advert of selling the Completed building at #30m each and offer a 1 year payment plan.

The Real Estate Company Issues an offer letter to their 10 victims who decided to pay the #30m in one year.

The Real Estate company gets #300m from them, which they now use to complete the buildings.

After completing the buildings. They lie to the 10 victims that they have issues with the State Government Development Authority where the building is situated and that work being done on the site has been delayed.

After dribbling the victims for 1-2 years, they now sell the building at #60m to another set of people.

They now have #600m from the 10 buildings.

They will now terminate the contract they gave to the 10 victims and start refund procedures.

After refunding #30m to the 10 victims, the company now has #200m as pure profit from the #600m gotten from New buyers.

Rinse and repeat for the next estate.
