@Kenu73@pratyasharath You are right, I travelled through this route 4 years ago, but I cross-checked with a friend; you need a transit visa nowadays. It's better to avoid this route. Although I travelled through Amsterdam with KLM Airlines amonth back, I didn't require a visa for that.

Bhubaneswar, 28-11-2024: On observation of the fact over a disputed land, Bhubaneswar Municipal Corporation (BMC) has issued a letter to stop construction of “Urban Majestic Apartment” in Patia.

A 45 years journey of a 5 acres land parcel (Khata #474, Plot # 309) at Patia, Bhubaneswar from a leased Industrial land to a 36 floors 696 Apartments and the recent cancellation of the lease by the Government.
WHO IS AT FAULT?
1) The Tahsildar and Sub- collector for allowing the conversion?
2) The Paltronics Allied Industries OR the Paltronics Allied Industries Private Limited as they are at the center of the transactions?
3) The URBAN LIVING BUILDERS LLP for taking up the Housing project?
4) The BMC for approving the plan?
5) The ORERA for registering the project?
Who ever is at fault, the buyers in the project are the sufferer for no fault of theirs. (42 allottees have booked and paid 11.5 crores as on the end of September 2024)
THE HISTORY
13.12.1979: Government registered a 5 acres land on lease of 99 years to Mr. Tejpal Singh (Proprietor of Paltronics Allied Industries (PAI) a proprietor entity) for industrial purpose to carry out manufacturing of machinery and other construction.
19.03.1994: A new entity named Paltronics Allied Industries Pvt. Ltd. (PAI Pvt. Ltd.)was registered with ROC.
30.01.2013: The "PAI" got amalgamated with "PIA Pvt. Ltd"
Note: It is claimed that due to such Amalgamation the said land also got transferred to PAI Pvt. Ltd.
30.04.2022: Tahsildar changed the kisam of the land from Patita to Gharabari after taking approval from the Sub-collector.
Question: Were the procedure for such change of land use followed by the Tahsildar/Sub-collector?
30.10.2023: PAI Pvt. Ltd. entered into a development agreement with URBAN LIVING BUILDERS LLP and executed Power Attorney in its favor.
02.01.2024: Building plan approved by BMC for 2B+ S + 33 floors having 6 towers with 696 Apartments.
16.03.2024: the project "URBAN MAJESTIC" was registered with the ORERA.
21.09.2024: GA & PG Dept. asked the Collector to cancel the plan approval and to stop construction.
25.09.2024: Odisha High Court set aside the letter dt. 21.09.2024 by the GA & PG Dept. At the same time the Court remarked, "relegated to the authority concerned so as to observe the principles of natural justice strictly before initiating any such action "
18.10.2024: Collector, Khordha asked the Tahsildar, Bhubaneswar to correct the RoR in Pattadar status by deleting stitiban and take immediate action for resumption of the land.
23.10.2024: Letter from the @rdmodisha to the @DMKhordha (1) terminate the lease agreement, (2) Take possession of the land, constructed building, store and stock, (3) proceeding be drawn up against the then Tahsildar and Sub-Collector, Bhubaneswar, (4) Sealing of concerned files to lodge FIR against the Tahsildar and Sub-Collector, (5) file caveat before the Hon'ble High Court.
