@AvidCommentator Okay good and I take your point re other changes. It was this specific post of yours about housing that I am referring to. You made no reference to them finally taking legimitate action. Which they have done.
@AvidCommentator Agree with you...up until this budget. And prices went up. But they now have taken action, least resistance or not. And we are already seeing the impacts. Criticise the 5% scheme etc fair enough, but also, acknowledge what they are doing now. Surely, thats balanced
@AvidCommentator Exactly what the tax reforms were intended to do. Great news - well, not so, for the vested interests, who happen to be the most vocal on here...and try to frame it like the young generation will lose out.
@AvidCommentator Well said. For years we were told NG and CGT would have no impact. At least now, we know how to solve the housing affordability crisis. The question is: are homeowners prepared to lose some equity for the sake of next generation. The answer will come at next election.
@TMFScottP Since budget was released, you are one of very few that has cut through the noise & provided analysis based on evidence, not political bias, hence why I always read your commentary to get a better understanding of what this all means. So thank you for providing balanced analysis
@AvidCommentator And to think all these years, so-called experts were claiming CGT and NG had no impact on house prices, that the problem was complicated. Pfft. Who knew it was that easy? Hence, the rich end of town are having a meltdowns. Banks and real estate lobbies and Murdoch will go hard.
@TMFScottP Thank you. The "tap to easy money" has been turned off. The smear campaign from media tycoons, banks, real estate industry will be 10X greater than the "No" campaign.
@MarkoMatvikov Pretty easy to. Tell them to go to realestate websites where they will see house prices literally dropping by the day -- which now means the young generation have hope to buy a house, like we did.
@PhillipCoorey House prices are dropping already. Finally, some hope for the next generation...and people like you are doing everything to scare the nation, so you can have your "easy money tap" turned back on. It is so disappointing.
@ajamesbragg You said NG CGT will make housing more unaffordable. But the data suggests the exact opposite is happening. Auction clearance rates dropping, property falling. Are you saying you don't want this?
@MarkoMatvikov I get the vested interests are losing it cause no more easy money. But, we need to look at the greater good for next generation. House prices became absurd.
@AshPolitik Me too. Well said. I just don't understand the greed of those who have had a meltdown since the changes ... and the lying. The need to say and do whatever they can to have the "tap to easy money" turned back on.
@mattjcan I like your straight no-spin pragmatic approach, but come on, you cannot say the tax breaks for investors were working. House prices are outrageous. We need to give this reform a go and see if housing becomes more affordable.
@AvidCommentator I checked For Sales in my area b4 budget night. 3 houses For Sale - 1.7, 1.9 & 2.08. Very next day, they were changed to - 1.6, 1.85, 1.99 ... Small sample size I know, but the falls in house prices will be more than economists say. A good thing. Clearance rates today under 50%
@AvidCommentator@PeteWargent Good. Imagine how much better the country would be if we did this in 2019? Our anxiety with what interest rates are, wouldn't be so high because we wouldn't have million dollar loans for shoeboxes.
@bowtiedstocks And with all that you have outlined, which is just nuts, the government tries to change this awful place the country has reached because of CGT and NG. Good on them for taking action - despite the gaslighting.
@MarkoMatvikov fair enough. Lets wait & see. I checked for sales in my area leading up to budget night. 3 houses had a for sale of 1.7, 1.9 and 2.08. the very next day post budget I checke - 1.6, 1.85, 1.99 ... not all houses of course. I note these 3. small sample size I know, but interesting
