What happens to housing affordability when new homes are built in the local area? Recent economic papers have tried to answer this question, and a new Greater London Authority report summarises their findings https://t.co/rJTbqxGEOR
Here's a thread to summarise the summary:
So happy to see the DP version of this finally out after 4 years of working on it. Our prayers to the gods of peer review so that it takes less than 4 years to get published. Thread will follow after people are back from holidays.
@GeorgistSteve Low rents because demand is low -> nobody wants to live in Gary, Indiana.
Low rents because supply is high -> different story (e.g., Hamburg, Germany, many people want to live there, but it’s still relatively affordable)

Lost in the debate in the #housingcrisis is that the best way to provide low-income #housing is through the "filtering" of older units. Flood the middle with new units (along the transit lines) and the price of low-income housing will fall.

Happy to announce the new discussion paper version of my paper on Secondary Housing Supply is out now. I use rainfall as a supply shifter to show that new housing supply lowers rents in all segments of the local rental housing market. #housing#rents

📢 New discussion paper: @amensee finds that expanding overall #housing supply makes housing more affordable for renters. Increasing the flow of new supply by 1% lowers rents by 0.2% 🏠

@salimfurth Well, I‘d expect rents to increase during a tenancy if new contract rents increase (the outside option of the tenant). I think you‘re right that it does not help to build +10% in a single year, but it would help a lot to increase the flow of newbuilds permanently by 10%.
