Critical path on a lot of these is MV step down and zoning. Very easy to find 25mw in transmission headroom, much harder to find Xfrms flowing electrons just unused over 10mw, and when you do, there’s zoning challenges.
Stick built / modular hybrid will win the day because it’s financed as real estate, pays properly tax as real estate, is actually welcomed by the community, and can be retrofit for future build outs. Not hard to stand up a 150k sf shell and roll in skids.
Fully modular is great in places where the path to 40+ mw isn’t there. The choice isn’t speed or scale. It’s speed, then scale.

@alexandr_wang The virtual card thing has issues but when I gave it actual card info it all worked fine - something to work out with @link@stripe virtual cards kept getting rejected by the vendors

@saranormous Yeah but compute peeps, with a few exceptions, are proving to be fairly bad at real estate development. The best partnerships come from each party knowing when to stay in their lane and accelerate together
This is actually a super interesting approach to take directly to cities desperate for housing - show up with a PILOT to fund housing development, would work best in smaller towns with strong industrial bases but not enough demand at the higher price point homes to justify spec builds
