One thing I learned from one of the richest people I know is “delayed gratification.”
Here’s how it works:
When you start making money, resist the urge to immediately buy the things you’ve always wanted. First, make sure the income is sustainable and can repeat itself.
If that income shows up consistently for at least three months in a row, then you can start rewarding yourself with small upgrades, not big ones. Start with the little things. Avoid locking yourself into large expenses too quickly.
Stability first. Comfort later.

And they won't offer a loan at an interest that's below prime. Prime is currently sitting at 10.25%. WHERE the 400k is being saved is probably the bug question here.

Heard someone once make a powerful distinction. When things in your life begin to move fast, faster than what is normal or expected, that’s often a sign of God’s hand on your timeline. The idea is that when something is truly from God, it won’t always follow the slow, conventional path. Sometimes His favour accelerates things in a way that does not make sense to people watching from the outside.
That’s why, when it’s finally your turn, everything can shift so quickly that people won’t even understand how it all came together for you in such a short space of time. It’s not coincidence, it’s grace with momentum.
