🔴Supreme Court flags auction lapse amid rising NCR property prices
The Supreme Court of India questioned why banks did not opt for auctioning a 5-star hotel property in Delhi/NCR when real estate prices were clearly rising post-COVID, while examining the One Time Settlement (OTS) of dues.

🔴CBI–CVC probe sought into banks’ OTS with Hyatt Regency Hotel
The court agreed to consider a plea seeking a CBI and CVC investigation into the OTS between Hyatt Regency Hotel, Bank of Maharashtra, and Punjab National Bank. The Supreme Court was hearing the challenge to the Delhi High Court order, which dismissed a writ petition.

🔴Undervaluation alleged despite higher earlier assessments
The petitioner NGO, Infrastructure Watchdog, alleged that while the hotel property was valued at over ₹2,600 crore during loan restructuring in 2021, its valuation was reduced to ₹970 crore for the OTS in 2024 despite a boom in Delhi NCR real estate prices.

🔴RBI norms breach claimed by the petitioner
Appearing for the petitioner, Prashant Bhushan argued that the banks violated Reserve Bank of India guidelines, which require auction of stressed loans exceeding ₹100 crore, instead of resorting to an OTS.

🔴Banks cite failed auctions, over-recovery; court issues notice
Senior advocates N Venkataraman and Mukul Rohatgi told the court that auction attempts failed and banks recovered 116% of the loan amount. However, the bench led by CJI Surya Kant issued notices to the Union, banks, and Hyatt Regency Hotel, listing the matter for March 18.
