A critical housing vote is happening tomorrow, and we need you to act today.
Legislation that would protect thousands of rental homes is at risk of being scrapped in favor of a bill that would put those homes out of reach for the Americans who need them most.
Contact your members of Congress. Tell them you support the amended 21st Century Road to Housing Act.
Act Now: https://t.co/LyRhI4q82j
NMHC, our members and the millions of residents who are building successful lives in rental homes strongly support the amended Act and urge its swift passage through the House and then Senate. This is a big win for the nation's housing and for all Americans!
Housing affordability matters to families across the country. After two months of feedback and collaboration, the House will vote this week on bipartisan improvements to the 21st Century ROAD to Housing Act focused on expanding homeownership, enhancing affordability, and increasing housing supply.
Today, NMHC joined 10 other national organizations in sending a letter to Congressional leadership expressing strong support for the revised 21st Century ROAD to Housing Act.
The updated legislation preserves Build-to-Rent housing, protecting the development of hundreds of thousands of rental homes and the residents who call them home.
We thank Congress for its bipartisan leadership and urge swift passage.

The conversation around the 21st Century Road to Housing Act has been loud and fast-moving, but our position hasn't changed.
NMHC and @NAAhq are calling on Congress to fix the Build-to-Rent provisions and pass this bill into law. The path forward is clear, but without a fix, we're looking at more than 72,000 homes lost every year and higher costs for everyone.
Flawed language in the current bill has already halted development, forced layoffs and threatens to displace residents from BTR communities.
We're calling on Congress to come together and get this done.

NMHC and NAA applaud the introduction of the Workforce Housing Tax Credit Act by Reps. Mike Carey (R-OH) and Jimmy Panetta (D-CA) — bipartisan legislation to expand housing supply for moderate-income households.
Building on the Low-Income Housing Tax Credit, this new credit would incentivize workforce housing construction, increase supply and lower costs for middle-income workers.

We're thrilled to announce that NMHC President Sharon Wilson Géno has been named to @Washingtonian's 2026 list of the 500 Most Influential People Shaping Policy.
This honor reflects her dedication to championing the tens-of-millions of residents who call rental housing home, and the housing providers whose leadership, service and innovation make that possible. Thank you for all that you do.

The Senate housing bill that would severely restrict build-to-rent homes is already causing projects to pause and financing to dry up https://t.co/pzvujANAhy
This @WSJ piece is just the latest example of how the anti Build-to-Rent (BTR) language in the Senate-passed 21st Century ROAD to Housing Act is killing deals, forcing layoffs and worsening housing affordability in states that are in need of real housing solutions—not self-inflicted setbacks. NMHC is calling on lawmakers to act with urgency to fix the bill and pass it with the original goal of expanding housing supply and lowering costs.

We applaud the Bipartisan Congressional Real Estate Caucus and 76 House members for calling to remove harmful Build-to-Rent language from the 21st Century ROAD to Housing Act. This fix is essential to ensuring the bill actually increases housing supply and lowers costs. We urge lawmakers to act quickly, make the change, and pass the bill.

RER released a new white paper, authored by Paul Clement, raising serious constitutional concerns with Title IX of the Senate-passed 21st Century ROAD to Housing Act.
The paper examines potential Takings Clause, equal protection & federalism issues tied to the bill’s forced-sale requirement for certain build-to-rent homes.
As Congress addresses the housing shortage, the focus should be on expanding supply—not restricting housing providers.

"I was thrilled to join HUD Sec Turner and Rep Evans on a tour last week of a wonderful Build-to-Rent (BTR) community in CO! BTR homes offer a real, immediate solution—providing badly needed homes in communities nationwide. As Congress considers next steps on ROAD, we strongly urge members to remove the language effectively ending BTR so the legislation will act as intended and offer Americans more housing opportunities." - Sharon Wilson Géno
Yesterday, @SecretaryTurner toured Colorado’s first build-to-rent community alongside @repgabeevans.
Together, they discussed how the development has delivered affordable housing and other innovative solutions to the housing supply shortage across the state.

A new op-ed in The Washington Post puts it well: the ROAD to Housing Act "offers housing options with one hand while taking them away with the other."
Section 901's forced-sale mandate misunderstands what build-to-rent is and threatens to eliminate up to 130,000 new homes per year that working families depend on.
The House has a chance to fix this. Read more: https://t.co/vc3fxHKpLk
NMHC and NAA are calling on Congress to eliminate this harmful Build-to-Rent provision before passing final legislation. The BTR language would effectively deny housing to Americans who choose to rent at different stages of life—limiting housing choice for seniors, military service members, families and students.

ATTN NMHC Members: The Senate will have a vote on the final passage of the 21st Century ROAD to Housing Act in the coming days—but a new provision could effectively shut down Build-to-Rent housing.
Make your voice heard. Urge your Senators to remove the language that would ban BTR.

16 million one- and two-unit rental homes owned by investors—large and small—are a critical part of America’s housing supply.
About 45 million Americans live in these homes, including 8 million low-income workers and 2 million seniors, showing how essential rental housing is for communities across the country.
As Congress debates housing legislation, NMHC, our partners and members are fighting to protect and support current and future residents. Build-to-Rent communities create homes that meet families where they are in their lives and are a vital part of the housing ecosystem.
